This week we have had Planning agreed for a single storey rear and side extension in Barnsley. As per our post last week, this was obtained through the permitted development route, essentially designing to the parameters set out within the “The Town and Country Planning (General Permitted Development) (England) Order 2015” which allows you to undertake certain works without the requirement for a Householder or Full planning application. This proposal falls within the prior approval (Larger Rear Extensions) which allows you to build up to 8m out from the rear of your detached property.
The scheme successfully integrated the existing floor layout by expanding towards the side and rear of the property. This enabled the creation of a spacious open-plan kitchen and dining area, complemented by a generous formal lounge that opens up to the beautiful garden and views. Additionally, a new home office, convenient WC, and ample storage space were added, enhancing the functionality of the design.
A bay window now adorns the home office which occupies the space where the old lounge area stood, the rear extension also has large scale windows, bi-fold doors and flat roof lights, infusing the interior with natural light .
